How to use InkedNorth CRE

19 cities' building permits, tenant fit-out permits and business licence changes, read from city open data and laid out on one screen.

1. Pick a market at the top: AB, BC, ON or QC.
2. Scroll the scenes: the field of projects, the kinds of signal, the cities side by side, the quarter in numbers and the board of the biggest projects.
3. Open any project on the board to see the city's own record.
4. Check Method at the bottom to see where each number comes from and when each city feed last updated.

Free shows the Terminal 30 days behind, without addresses. Pro shows it as soon as we read it from the city.

Major commercial projects from building permits: new builds, additions and demolitions, with the declared value where the city publishes one.

1. Filter by city and project type.
2. Click a pin on the 3D map to fly into the site.
3. Open the record to read the permit as the city published it.

What changed today, on one map: projects in gold, tenant fit-out permits in champagne, business licences opened or no longer listed in white.

2. Check it each morning: new dots are the newest records.
3. Click a dot for the details and the city record.

Search any address and see the block: every business licence tenant (Edmonton, Calgary, Vancouver and Toronto), how long they've been there, estimated lease renewal windows, recent permits and links to the official owner search.

1. Type an address or intersection and pick it from the list.
2. Choose a radius: 150 to 800 m.
3. Read each building's tenants. Gold means an estimated renewal window is open.
4. Save the ones worth a call: they go to your prospects.

Renewal windows are estimates from public dates, never confirmed lease dates.

Your morning list: follow-ups due, lease dates coming up, and who to call next around your areas, each with why now and a ready opener.

1. Start with Start here if you're new: it walks you through your first areas and calls.
2. Work the follow-ups first, then the call list.
3. Save a name as a prospect, then log the call.

The buildings you manage and the territories you prospect. Each one collects new permits and licence changes around it, with an optional Monday email.

1. Choose Building I manage or Territory I prospect.
2. Type the address, press Find and pick the right match.
3. Name it, pick a radius and save.

For buildings you manage: your tenants, their lease, notice and next-action dates, and every conversation, in one place only you can see.

1. Open a building, then Import a rent roll: upload the CSV from your system. Rent columns are ignored and never saved.
2. Or add leases one by one under Add a lease.
3. Open a tenant's Conversations to log a call, email or meeting.
4. Press Add dates to calendar to download notice and lease-end dates as a calendar file.
5. Check Listed by the city at this address: businesses the city lists there that aren't on your roster.

This tracks dates you enter. Your lease and your lawyer decide what those dates mean.

Square feet rolling over each year across all your buildings, dates coming up, and the gaps to fix. Each building has a one-page owner brief.

1. Open Portfolio to see rollover by year.
2. Fix the leases listed without a notice date.
3. Open a building's Owner brief and save it as PDF from your browser's print menu.

Everyone you've saved from Today, the Scout or a Terminal record, with status, priority, category, a follow-up date and a call log.

1. Set a status and a follow-up date on each prospect.
2. Open Activity to log a call, email or meeting.
3. Watch your weekly numbers and the going-cold list at the top.
4. Export CSV for your CRM: the columns match HubSpot, Salesforce and Pipedrive imports.

For brokerages and property management teams: share the prospects and buildings you choose, and see the team's follow-ups and lease dates.

1. Create a team and invite colleagues by email. Each person has their own Pro.
2. Tick Share with my team on a prospect, or Share lease dates with my team on a building.
3. Shared prospects drop off teammates' call lists, so two people don't call the same tenant.

Your notes, tenant contacts and conversations are never shared.
