Privacy policy

InkedNorth CRE ("we", "us") publishes Canadian commercial real estate deals on this website and on Instagram. We are responsible for the personal information described here, and we follow Alberta's Personal Information Protection Act (PIPA) and, where it applies, the federal Personal Information Protection and Electronic Documents Act (PIPEDA). You can reach the person responsible for privacy using the request form on this page.

• Your account. If you sign up, your email address and the record of when you signed in. We never ask for a password; we email you a one-time sign-in link.
• Deals you submit. Your name, firm, email, phone (optional), your role on the deal, the deal details, any photo you upload, the names, firms and Instagram handles of the brokers you ask us to credit, and your consent choices. To stop spam we keep a scrambled (hashed) version of your internet address, never the address itself.
• People in our stories. When we publish a deal we may name the brokers, firms and parties involved and show broker headshots and Instagram handles. This comes from the people themselves, their firms, or public sources such as press releases and public records.
• Off-market listings. Listing details and the listing broker's contact, shared only with signed-up members and only with the broker's permission.
• Deal alerts. If you sign up for alerts, your email address, the cities, asset classes, deal types and dealmakers you choose, how often you want emails, and when you confirmed. We only email you after you confirm, and every alert has a one-click unsubscribe link.
• Plans and usage. Your plan (Free, Pro or Pro Plus), its billing status and renewal date, and counts of what you opened each month (deal and project pages, off-market listings, developer connects) so we can apply the free allowance. When you connect with a developer, we record that you did, and developers on a paid plan may see who viewed or connected with their projects.
• Privacy requests. Your name, email and request, so we can answer it.
• Cookies. Only the ones needed to keep you signed in. We don't use advertising or tracking cookies. If you use the deal submission form, Cloudflare's spam check may set its own cookie.

• To sign you in and show members-only content such as off-market deals.
• To send the deal alerts you asked for. Off-market alerts go only to members and never include the address, price or parties.
• To verify submitted deals, contact you about them if you allowed it, and credit the right brokers when we post.
• To publish deals on this site and on Instagram. Deals are checked by our team, except deals sent in by the broker or agent who did them from a confirmed brokerage email, which are published directly and credited to them.
• To keep the site secure and free of spam, and to answer privacy requests.

We don't sell or rent personal information, and we don't use it for anything you wouldn't reasonably expect.

We use a small number of service providers to run the site. They process information only on our instructions:

• Supabase: our database, sign-in and file storage, hosted in Canada (Montreal).
• Vercel: hosts the website; our server code runs in Canada (Montreal).
• Cloudflare Turnstile: spam protection on the submission form.
• Email delivery (such as Resend): sends sign-in links and notifications.
• Stripe: processes payments for paid plans. Stripe collects your card details directly; we never see or store your full card number. We keep your plan, its status and renewal date, and a Stripe customer reference.
• Anthropic: an AI tool that helps our team draft captions. It only receives facts about deals we have already verified, which can include the names and Instagram handles of credited brokers. It never receives member accounts, emails or phone numbers.

Some of these providers may process information outside Canada, including in the United States, where it could be accessed under local law. Published deals are public by design and appear on Instagram, which has its own privacy policy.

We keep your account until you delete it; deleting it also deletes your deal alerts. If you unsubscribe from alerts, we keep a record that you unsubscribed so we don't email you again. Submissions are kept as the source record for the stories they become. Privacy requests are kept as a record of how we handled them. When information is no longer needed, we delete it.

• See the personal information we hold about you, and ask us to correct it.
• Withdraw your consent, for example to being contacted, at any time.
• Delete your account yourself from Your account, or ask us to delete other information about you.
• Ask us to take down a published deal or correct it. We record and honour takedown requests.

We reply within 30 days. If you're not satisfied with our answer, you can contact the Office of the Information and Privacy Commissioner of Alberta or the Office of the Privacy Commissioner of Canada.

Information is encrypted in transit, and access is limited by database rules so that only our team can see private records. Members see only members' content, and visitors see only what is published.

InkedNorth CRE is a professional service for adults. We don't knowingly collect information from anyone under 18.
